Devon was laid out from 1948 as an Imperial Oil company town, and the housing still reflects that. Old Town, the Ravines, and Everything Between

The Town's assessment roll splits Devon into market locations, and they map neatly onto scope. Old Town is the largest and the oldest, with East, South, Oakland, Birchwood and Simonette/Huron behind it. Highwood and Kananaskis is the condo-heavy pocket, carrying names like Highwood Green and Kananaskis Court, and along with the Zero Lot Line and Multi-Family locations it is where much of Devon's rental turnover sits. Roughly one household in four rents. In the older core, the hours go into kitchens: grease, cabinet interiors, appliance sides. Off Michigan Street the picture flips. Ravines of Devon and South Ravines, where Qualico had a Stage 3 subdivision approved in 2025, are walkouts and ravine-backing lots with three levels, more glass and more floor area, so the time moves into windows, stair spindles and finished basements instead.

Getting In: Highway 60 and Month-End

Everything arrives off Highway 60. The Town's own transportation work flags the external Highway 60 connections as the weak link and singles out the westbound-to-southbound left turn in the morning rush, so we build the drive from Edmonton into the schedule rather than pretend it is not there. Highway 19 runs east toward the QEII past Nisku and the airport, and its twinning has been a long-running construction story. That matters because most of Devon works somewhere else: only 32.3% of employed residents with a usual workplace work in Devon, and 65.9% commute to another municipality. Keys change hands around shifts, early or late. Month-end and possession days fill first, and 9.0% of Devon residents moved in the year before the 2021 census, so the same handful of dates get crowded. What the Inspection Actually Covers

In Alberta, landlords and tenants complete move-in and move-out inspection reports, but there is no government cleaning checklist behind them. Each landlord sets the bar, which is why the argument happens at the door. As general information and not legal advice, Alberta's RTA Handbook says a landlord can deduct the cost of cleaning above and beyond normal wear and tear, and the cost of repairing damage, but only where the tenant agreed to that in the tenancy agreement and both inspection reports were properly completed. Cleaning that is normal wear and tear cannot come out of the deposit at all. A non-refundable fee written into a lease is not part of the deposit; the Act counts it as rent.
