At the end of 2024 the City counted 441 vacant residential lots waiting to be built on, and 92 percent of them sat in greenfield areas on the edge of town: 122 in Southfork, 107 in Black Stone, 91 in Meadowview Park, 55 in Woodbend. An address out there usually means a first-occupancy clean or a builder handover, with framing still going up across the street. Windrose and Suntree are the other end of the same story. Both are fully subdivided with no reserve land and no vacant lots left, so the houses there are lived in and turning over. Corinthia Park, Alexandra Park, Willow Park and Bridgeport are the developed core. A Leduc cleaning company that prices those two halves the same way is guessing at the scope.
Highway 2, the Trains, and Possession Day
We come down Highway 2, which cuts through Leduc with most of the housing on the west side and the industry on the east. The $122 million interchange at 65 Avenue opened in October 2025 after three years of construction and gave the city a direct link west toward Edmonton International Airport. Inside town, plan around the rail. Two CPKC lines cross Leduc with 14 at-grade crossings, roughly ten trains a day run the north-south Leduc Subdivision, and the City's Transportation Master Plan singles out Black Gold Drive, where two crossings sit within 200 metres of each other, as the spot where delays are noticeable. 50 Avenue and 50 Street both run near capacity in the afternoon peak.
