The built-out neighbourhoods behave differently. Harvest Ridge, Hilldowns and Jesperdale barely take a new house permit now. What they take is basement developments, and a finished basement leaves fine drywall dust drifting through the rest of the house for weeks after the trades pack up. Five secondary suite permits landed in one month, in Fenwyck, Aspenglen, McLaughlin and Copperhaven. A legal suite is a separate tenancy with its own deposit and its own move-out clean.

Getting out there on possession day

We come in from Edmonton on the Yellowhead or on Highway 16A past Acheson, so the drive sets the schedule rather than the other way around. Spruce Grove is a commuting town. Ninety-three per cent of its workers travel by car, truck or van, and most of those with a fixed workplace drive to a job in another municipality.
