Cleaning Services Nisku Built for the Business Park

Nisku is a hamlet inside Leduc County, and almost everything people call Nisku is the business park. Leduc County counts more than 800 businesses there across energy, food processing, transportation and logistics, and advanced manufacturing. The county as a whole holds only 5,990 private dwellings spread over 2,585 square kilometres at 5.8 people per square kilometre, which tells you the honest story: this is a working park with acreages around it, not a subdivision. So the rooms we clean are shop offices, warehouse mezzanines, lunchrooms, multi-tenant bays and new shells with 40 foot ceilings. The dirt splits two ways. The old core carries years of shop grease, diesel film and boot traffic. The new builds carry concrete dust, drywall dust, silica and tape residue on fresh glass.

Central Nisku versus the new fringe builds

Central Nisku is the aged part. Leduc County is planning its redevelopment, and when the county asked people about the area, 25 percent named poor visual appearance as its biggest weakness and 18 percent asked for trees and greenery. The draft plan went to council on 28 January 2025 and was deferred to a workshop. Buildings there are decades old, so the work is degreasing, scale, stained washrooms and tired tile. The new product sits on the edges. Nisku 9th Street Business Park is still cutting 17 serviced lots out of 38.6 hectares at 9 Street and 25 Avenue. Border Business Park runs close to 500 acres on the Edmonton boundary, where Building M at 1540 37 Avenue is a 269,654 square foot shell with 43 dock doors. Those need a first clean before anyone takes the keys, not a degrease.

The roads, the trucks, and your start time

Leduc County puts the park at 29 kilometres and about 28 minutes from downtown Edmonton and 3 kilometres from the airport. The QEII carries roughly 55,300 vehicles a day past Leduc and Nisku, about 12 percent of them trucks, which is exactly why the lots and entryways here are filthy by March. The province names Airport Road as one of the congested points on that stretch. Highway 19 is still old two-lane through its middle section while phase 3 sits in design. The Nisku Spine Road, open since 28 October 2022, moves the oversized loads. On the Edmonton side, 41 Avenue SW work runs to spring 2027 with 91 Street SW to 66 Street SW closed for a full year of it. We plan the drive around all of that and book start times against it, not against a guess.

Who books cleaning services in Nisku, and when

Leduc County issued $199.5 million in building permits in 2025, up 9.09 percent on the year before, and the Spine Road alone was credited with opening more than 1,250 acres for development. The airport next door is building out a 2,000 acre cargo hub backed by $100 million in federal money and runs 24 hours with no curfew. That is what drives the calls we get here. Property managers, builders and general contractors want a new bay, a refitted shop office or a finished shell handed over dust-free, on a date the tenant is already holding. Rotations and shifts set the timing, and the commuter bus into Edmonton only runs weekday peak hours, so we book start times around the site rather than around a standard workday.
