What does a move-out clean include?
Kitchen (incl. oven, stovetop, range hood and cabinet interiors as scoped), bathrooms descaled and grout-steamed, all floors, baseboards, door frames, switch plates, interior windows and tracks, closets, light fixtures and vents, plus spot wall washing. It's built around the rooms an Alberta inspection report actually scores.
Do I have to clean the oven when I move out?
Most Edmonton landlords flag a greasy oven, so yes. A baked-on oven is one of the most common cleaning deductions. We degrease the interior, racks, door glass and burners and photograph the result as proof.
Do I have to clean the walls when I move out?
You're responsible for dirt. Scuffs, marks and handprints that wipe off. Not for normal wear like faded paint or small nail holes. We spot-wash marks and document anything that's wear-and-tear rather than dirt.
Can a landlord charge a cleaning fee in Alberta?
Two different things. A landlord can deduct cleaning above and beyond normal wear and tear, and damage, but only if you agreed to that in the tenancy agreement and both inspection reports were completed; normal wear and tear can never be deducted. A separate non-refundable fee agreed in your lease is not part of the deposit at all, the Act counts it as rent, and our proof package can't override a fee you signed for. Do you guarantee I pass the inspection?
We can't control a landlord's judgment on damage or wear, so no one can honestly guarantee your deposit. What we do guarantee is the clean: we work to the inspection checklist, document it with photos, and re-attend free if a covered cleaning item is flagged.

Yes. Everything is itemized before we arrive. The number in the estimator is the number you pay, before GST. No fees sprung at the door.
