Sherwood Park is a hamlet, not a city. It sits inside Strathcona County, it has no mayor of its own, and it began in the mid-1950s as housing for the men working the refineries on its western edge. A Town With Two Build Eras
Strathcona County's Area Structure Plan register dates every neighbourhood, and it cuts the town in half. Chelsea Heights (1985), Craigavon (1987), the Estates of Sherwood Park (1987) and Nottingham (1992) sit on one side of the line. Hillshire (2016), Emerald Hills (2017), Summerwood (2019), Cambrian Crossing (2021) and Salisbury Village (2022) sit on the other. Those are two different trades. Sixty-nine percent of county residents have lived in Strathcona County ten years or more, and only 6 percent arrived in the last two. In the older half the build-up is real: carbon on the oven floor, grease in the range hood filter, soap scum welded to shower glass. In the newer half there is no build-up at all, only drywall dust, and drywall dust does not scrub off. It relocates. So we HEPA-extract it instead of pushing it around the room.
Where the Job Changes, Street by Street
Broadmoor, Glen Allan, Mills Haven and Sherwood Heights make up the older central core. Clarkdale Meadows, Heritage Hills and Foxboro fill the east side toward Highway 21 with 1990s stock. The Estates of Sherwood Park, south of Wye Road, is the large-lot end of town: more bathrooms, more floor edge, more hours on the clock. Cambrian Crossing is the opposite job entirely, roughly 365 hectares north of Highway 16 with show homes open and several builders selling, so the work out there is builder dust rather than build-up. Centre in the Park, the block tying Festival Place to Broadmoor Lake Park, is where the newer condo and townhouse product sits, and those cleans are tight, vertical and stair-heavy. Wye Road, the Yellowhead and Month-End
Wye Road, which is Highway 630, is the spine into town. Since the county finished the widening in 2022 it runs six lanes from Estate Drive to Clover Bar Road with signals at Nottingham Way, and it is our usual way in. The Yellowhead is the alternative, and Alberta Transportation has the Clover Bar Road bridge under repair with single-lane closures and completion expected by July 2026, so we build that into the drive rather than turn up late on a possession day. Timing here is not purely a calendar matter. In the 2024 municipal census 22,647 residents named Edmonton as their place of work or school, about a third of respondents, and plenty of the rest run rotations and turnarounds in the Industrial Heartland, so move dates land where the rotation allows. Month-end still stacks up. If the walkthrough is on the 30th, book the crew before the 30th.
Who Hires Us Here, and What They Need Shown
A brokerage report citing the REALTORS Association of Edmonton put the Sherwood Park average sale price at $518,000 in December 2025, up from $471,000 a year earlier, with days on market down to 48 and homes selling within roughly 2 percent of asking. Houses move here, so the finish has to survive a listing photographer and a run of buyers on the first weekend. Ownership dominates: of the 36,934 Strathcona County households that answered the ownership question on the 2024 municipal census, 31,049 own and 4,370 rent. Renters are the smaller group and they face the strictest test, because Alberta's Residential Tenancies Act makes both the move-in and the move-out inspection report mandatory, and a deposit has to come back within 10 days when nothing is deducted. Yes, and it is the normal case here. Strathcona County holds 194 square kilometres of Alberta's Industrial Heartland, which the county describes as Canada's largest hydrocarbon processing region, with more than 40 companies in it. Refinery Row sits immediately west of town along Baseline Road. A large share of the working population runs shift rotations, so possession and walkthrough times land where the rotation allows. We are selling my parents' place in Glen Allan. Is that different from a rental move-out?
In practice it is. The county's census shows seniors are the fastest-growing age group here, and a downsizing or an estate sale usually means a house one family has occupied for a long stretch. The oven interior, the range hood filter, the cabinet interiors and the basement corners are where that shows up, and they are where the hours go. There is no landlord to satisfy, but there is a photographer and a run of buyers, so the standard does not drop.
