Post-Construction Cleaning Fort Saskatchewan HEPA Handover

Drywall dust travels. It lands on the top edge of a door casing, inside the range hood, and in the track of every window a framer opened. Post-construction cleaning in Fort Saskatchewan is the pass that makes a new build handover-ready: HEPA vacuum extraction first, then wet detail, then a look back over the floors once the first pass has shaken more dust loose. We photograph every room as we leave it, quote flat and itemized, and re-attend free if a covered cleaning item is flagged.

What post-construction cleaning in Fort Saskatchewan has to deal with

Nearly Every New-Build Permit Landed in Three Neighbourhoods

The build-out here is not spread across the city, it is concentrated. Sienna, SouthPointe and Forest Ridge took 17 of the 18 new-construction residential permits in the City's August 2025 report. Sienna carried the highest residential permit count of any neighbourhood, with Sienna Boulevard as its spine road. SouthPointe and Sienna tied for the most new-construction permits, seven each, and SouthPointe's landed on Elliott Wynd, Eden Link, Enns Court and Ellice Bend. Forest Ridge, in the western portion of the Westpark area, took three. The eighteenth went to Southfort. Meanwhile Southfort Estates and Westpark Estates showed the settled signature in the same report: decks, garages, sunrooms and hot tubs. The 2024 municipal census counted 489 dwellings under construction or standing on bare land out of 12,256, and the province recorded 798 building permits in the city in 2025, up from 761 the year before, with industrial permits up 132.4 percent. If you are booking this work in the Fort, the odds are heavy that it is a first-occupancy clean in one of those three subdivisions.

The Fort Starts Its Day Before Seven

Of the 11,140 employed residents with a usual place of work or no fixed workplace, 1,530 leave between 5 and 6 in the morning and another 2,890 leave between 6 and 7. Nearly 40 percent of the working city is gone before seven. That is the plant shift pattern showing up in the census, and it means meeting a site superintendent at an hour that would be unusual anywhere else is ordinary here. Our crews suit that. Getting in is the part that needs planning: we drive roughly 25 kilometres from Edmonton on Highway 15 across the river bridge, or up Highway 21. Highway 15 is the one residents complained about most in the City's Transportation Master Plan congestion survey, 32 mentions with the bridge and its intersections named as the cause, against 11 for Highway 21. The Plan uses the name Veterans Way for the Highway 15 and 21 corridor, which takes in all of Highway 21 inside the city limits. Southfort Drive gets flagged where four lanes drop to two, with widening construction planned for 2027. Add the 102 Street closure downtown and the lane work on Town Crest Road and Greenfield Way beside the new aquatics build, and the drive needs a buffer. We put it in our schedule, not yours.

The Superintendent's Short List

A handover walk checks the same things every time, in the same order. Glass and window tracks. Grout haze and caulk smears. Cabinet interiors and toe kicks. The top edge of every door and casing, which is the spot that tells an experienced super whether the crew used a ladder or a pole. Whether the floors were genuinely wet-mopped or the dust was pushed around. We photograph the unit room by room as we finish, so there is a record of the condition we left it in before anyone walks it. The quote is flat and itemized, texted back in about sixty seconds, and it is the price you pay before GST. Oven interior, cabinet interiors and interior windows sit in the base scope rather than as add-ons. Inside the fridge, full wall washing, carpet steam and garage clean-out cost extra and get listed separately. Flag a covered cleaning item on the walk and we return free.

BWhat the clean covers
HEPA vacuum extraction on every horizontal surface first, then wet wipe. No dry sweeping of drywall dust
Window interiors, frames, sills and sliding tracks, plus sticker, paint fleck and mud splatter off the glass
Cabinet interiors, drawers, shelves and toe kicks vacuumed then wiped, sawdust out of the back corners
Door casings, top edges of doors, baseboards, stair nosings and railings hand-detailed
Grout haze, adhesive residue and caulk smears off tile, tubs, showers, sinks and fixtures
Final floor pass room by room, vacuum then damp mop, closets and laundry and mechanical room included

Every room is photographed. If a covered cleaning item is flagged after the walkthrough, we re-attend free.

DCommon questions

Do you clean new builds in Sienna and SouthPointe?

Yes. Those two, plus Forest Ridge, are where the City issued its new-construction residential permits in the August 2025 report, so that is where most of this work sits. We are based in Edmonton and drive out, roughly 25 kilometres, so a crew comes to the site. We do not run a shop or an office in the city.

How much does post-construction cleaning cost in Fort Saskatchewan?

It depends on square footage, bathroom count and how much trade mess is still on site when we walk in. You get a flat, itemized quote by text in about sixty seconds, and that is the price you pay before GST. Oven interior, cabinet interiors and interior windows are included. Inside fridge, full wall washing, carpet steam and garage clean-out are priced as extras.

Can you work around our possession date or trade schedule?

Usually. Early site access is standard in the Fort and it suits our crews. Give us the handover or possession date and we book the pass after the last trade is out, because anything cleaned while a trade is still working gets undone. Highway 15 and Southfort Drive can crawl, so we leave Edmonton with buffer rather than eat into your walk time.

We renovated a house that the owners are still living in. Can you clean that?

Yes, and it is a harder job than a bare shell, not an easier one. Roughly 31 percent of the housing here predates 1981 and a quarter of the whole stock went up between 1961 and 1980, so the reno work in this city is mostly happening in occupied houses. Fresh gypsum lands on decades of what was already sitting on top of the ductwork and behind the range, furniture is standing in the next room, and poly sheeting does not stop everything. We start with containment and finish with a HEPA pass over the rooms the trades never entered.
