New Builds and 1990s Houses Clean Differently

Jensen Lakes went from 225 residents in 2018 to 1,855 in 2024. Riverside grew 418.7 per cent over the same six years, and Cherot did not exist in the 2018 census at all. Houses there are only a few years old, so a move-in clean is mostly builder residue: drywall dust sitting in the registers, film on the window tracks, sticker glue on the appliances, grout haze on new tile. Cross town the job flips. Forest Lawn, Kingswood, Heritage Lakes and Pineview each have more than half their residents in the same home ten years or longer, and Erin Ridge and Deer Ridge both run above 95 per cent owner-occupied. Those kitchens carry years of cooking film on the hood, in the oven, inside the cabinet boxes. That is where the hours go, which is why we quote by address rather than by a square-footage table.

Roads In, Possession Day, and Access

We are an Edmonton crew and we drive out, so the route in is part of the plan. Ray Gibbon Drive, the western bypass that starts at Anthony Henday Drive, is in phase 3 of its twinning: construction began in May 2025 and runs to fall 2026, with Giroux Road being widened from two lanes to four alongside it. Phase 4 follows in 2027/2028. North St. Albert Trail is also being rebuilt, substantially complete up to Neil Ross Road with the phases north of there still ahead. On summer Saturdays the farmers' market takes over St. Anne Street in the Perron District from 10 a.m. to 3 p.m., so a downtown job that morning gets an earlier start. In Alberta, landlord and tenant walk the unit together and complete a move-in inspection report. No government checklist sits behind it, so every landlord sets their own bar. That matters more than the city's 84.5 per cent ownership rate suggests: Ville Giroux is 99.68 per cent rental, South Riel 90.40 per cent, and most St. Albert renters rent from individual owners in the secondary market, condos, basement suites and houses that get inspected personally.
