Where The 125 New Dwellings Landed
South Creek took 42 of them, a third of the town's new residential permits in 2025. Fairways North took 28, Genesis on the Lakes 19, Westerra 15 and The Brickyard at Old Town 12. Silverstone had 4 and Willow Park 2. Westerra is still subdividing, with Stage 18 endorsed and Stages 19 and 20 through conditional approval, so that front keeps producing. Fairways North runs along the golf course on Fairway Drive, Augusta Fairway Crescent and Belfry Fairway Crescent, and those houses carry more glass and more finished square footage to extract dust from. The Brickyard sits directly beside the historic downtown, which means a brand new house can stand two blocks from a 1920s one. The detail that changes how a crew works is zero lot line housing. It is new to Stony Plain: first subdivision in 2023, first permitted dwellings in 2024, 108 approved lots by the end of 2025. A zero lot line build has a side yard that will not take a van and a lift, so the truck gets staged off the street and the gear gets carried.
Renovations Are Up While New Builds Cool
New residential permits fell from 173 in 2024 to 125 in 2025. Alterations and additions went the other way, up 18 per cent to 245, and trade permits hit 1,335: 652 electrical, 452 gas, 230 plumbing. Renovation is the growth side here, and it has somewhere to go. About a third of the town was built in 1990 or earlier, 18.0 per cent of it in the 1961 to 1980 band alone, and that stock sits in Old Town, Deerfield, High Park and Meridian Heights. Sanding dust in a kitchen that old does not land on a fresh surface. It lands on decades of cooking film across the cabinet tops and inside the range hood, in a house nobody moved out of. We hang containment, pull the dust out inside it, and finish by working the rooms nobody was supposed to touch, because that is reliably where the complaint starts. Highway 779, The CN Crossings, And The Early Clock
We come out on Highway 16A, the Parkland Highway, about 17 kilometres west of Edmonton. Inside town the road that decides your morning is Highway 779, which becomes 48 Street and crosses the CN line at grade. It has been through repeated reconstruction. 50 Street crosses the same rail line and had a southbound closure in December 2025. Lane closures also went up on Westerra Drive and South Park Drive in April 2026 and on Veterans Boulevard in June 2026. None of that is your problem. We watch the Town's construction notices before we load, leave with a buffer, and the quote does not change because of a lane closure. Early access is normal here: 33 per cent of commuters leave for work before 7 a.m. and 10.3 per cent are gone between 5 and 6. Give us the handover date and we take the slot behind the last trade, never alongside it. Photos of every room come back with the invoice. If something we covered turns up on the deficiency list, the crew returns and clears it at our cost.
