Beaumont is a single-detached town with unusually young housing. The City's 2021 Affordable Housing Needs Assessment reports that more than half of all dwellings here were built in 2006 or later, against 23 percent across the Edmonton region, and that roughly 90 percent of homes have three or more bedrooms. The empty house we walk into on possession day is usually large: a full basement, a double garage, more than one bathroom, long runs of baseboard. What it rarely is, is a fifty-year-old kitchen with decades of grease behind the range. Getting In: Roads, Timing, Possession Day

We come south out of Edmonton on 50 Street, which links straight into Beaumont's 50 Street, Highway 814. That road and 50 Avenue carry the whole town, and the City's Traffic Safety Plan says most local collisions happen on the pair. The City built an inner ring road so drivers can skip the core, and locals use it. Through 2026, 50 Avenue is also dug up: a water feed line and wastewater renewal between the main pumphouse near 57 Street and the St. Vital pumphouse east of 47 Street, with rolling lane closures and parking restricted on the north side, running to about the end of October. We route around it and build the delay into our arrival window, not into your possession day. Roughly 80 percent of working Beaumont residents commute out for the day, so a weekday daytime slot usually finds the house empty.

In Alberta the landlord and tenant fill out a move-in inspection report together. No government cleaning checklist sits behind it, so the standard is whatever the person holding the clipboard writes down. Should the cleaning happen before or after the moving truck?

Before, if you can get us the keys. The empty window between possession and the truck is the only time floors, closets and cabinet interiors are fully reachable. Do brand new Beaumont builds actually need a move-in clean?

Yes, and the reason is dust rather than dirt. Beaumont pulled 591 building permits in 2025, 582 of them residential, with active build-out in Élan, Le Rêve, Azur and Ruisseau. A builder clean gets the visible surfaces. Fine drywall and sanding dust stays in window tracks, vent grilles, closet shelving and the tops of doors, and it moves the first time the furnace runs.

Can a landlord charge me for cleaning when I move in?

General information, not legal advice. Alberta's RTA Handbook says a landlord can deduct cleaning above and beyond normal wear and tear, and damage, but only if the tenant agreed to it in the tenancy agreement and both inspection reports were done. Normal wear and tear cannot come out of the deposit. A non-refundable fee in a lease is not part of the deposit; the Act counts it as rent. Read the lease first, and get the move-in inspection report photographed and filled in properly.
