Why a Beaumont Move-Out Is a Big-House Job

Beaumont is a young single-detached suburb and the housing shows it. The City's 2021 Affordable Housing Needs Assessment gives the 2016 split: 81 percent single-detached, 7 percent semi-detached, 6 percent row house, 5 percent low-rise apartment. The Edmonton region was 57 percent single-detached. The same report has total dwellings more than doubling between 2006 and 2016, from 2,790 to 5,635, and puts more than half of Beaumont homes at 2006 or later against 23 percent regionally. Read that as a work order. More bathrooms per house. More baseboard, more closet, more vent, more glass than an Edmonton apartment clean, and far less fifty-year-old grease. Purpose-built rental stock stood at only 579 units in 2018, about 8 percent of dwellings, so most Beaumont rentals are rented houses, investor-owned duplexes and secondary suites, and the person doing the walkthrough is usually the owner.

Old Centre-Ville, the 2000s Ring, and the Build-Out Fronts

Scope changes street by street. Centre-Ville and St. Vital are the original core, built around St. Vital Church, first completed in 1895, lost to fire in 1918, rebuilt in 1919. Those houses are the exception in this town: real carbon in the oven, cabinet interiors nobody has emptied in years, window tracks that need a blade before they need a cloth. The mid-2000s ring is different work. Coloniale Estates, Dansereau Meadows, Eaglemont Heights, Four Seasons Estates, Triomphe Estates and Montalet are family houses with kids, pets and a lot of trim. Then there are the build-out fronts. Élan, Le Rêve, Azur, Ruisseau, Place Chaleureuse and Beau Val are still filling in, and a first-owner move-out in one of them is closer to a construction detail: drywall dust settled on door tops, sawdust packed into window tracks, a furnace room nobody has touched since the trades left. Beaumont pulled 729 building permits in 2024 and 591 in 2025. This is not a nostalgia town, and we do not price it like one.

Possession Day, 50 Avenue, and the Walkthrough

50 Street, which is Highway 814, is the line in from Edmonton, and Beaumont is adjacent to the city, so we book it like any other job. The City's Traffic Safety Plan names 50 Street and 50 Avenue as the two thoroughfares where most local collisions happen, and it says the inner ring road exists so drivers can skip that core. We use the ring road. Through 2026, 50 Avenue is a work zone as well: a water feed line is going in between the main pumphouse near 57 Street and the St. Vital pumphouse east of 47 Street, with rolling lane closures and parking restricted on the north side, running to roughly the end of October. We plan around it rather than turn up late. About 80 percent of working Beaumont residents commute out toward Edmonton, Nisku and the airport 8 km away, so the house is usually empty on a weekday and we can take the full day on it. Then the walkthrough. In Alberta a landlord and a tenant each complete a move-in and a move-out inspection report, and no government cleaning checklist sits behind either one, so every landlord sets their own bar. General information and not legal advice. Alberta's RTA Handbook is specific: a landlord can deduct the cost of cleaning above and beyond normal wear and tear, and the cost of repairing damage, but only where the tenant agreed to that in the tenancy agreement and both inspection reports were properly completed. Cleaning that is normal wear and tear cannot come out of the deposit at all. A non-refundable fee written into a lease is not part of the deposit; the Act counts it as rent. Sellers get the same eye from a buyer's final walkthrough. A Century 21 report citing the REALTORS Association of Edmonton put Beaumont's May 2026 average sale price at $582,000, with 83 days on market. No cleaner can guarantee a deposit.
