What the job looks like in Leduc

Leduc is a young, wide house town. Single-detached homes are 63% of occupied dwellings, thirteen points higher than Edmonton, and roughly 58% of the whole stock went up between 2001 and 2021. Three quarters of homes have three or more bedrooms. A typical job here is a big footprint with a builder-grade kitchen: a self-clean oven nobody ever ran, a range hood filter loaded with grease, cabinet interiors full of crumbs, vinyl plank showing every scuff. The other half of the work is basement suites. Only 1,246 purpose-built rental units exist in the entire city, so about two thirds of Leduc renters sit in the secondary market, and secondary suites were 30% of all new dwellings completed in 2024 with 181 more added in 2025. Those suites turn over, and the person inspecting them lives upstairs.

Newer neighbourhoods versus the older core

Scope changes with the map. Southfork, Black Stone, Meadowview Park, Woodbend, Tribute and Robinson are still greenfield build-out. Southfork alone carried 122 vacant residential lots at the end of 2024, Black Stone 107, Meadowview 91. In those houses the enemy is fine construction dust drifting off the lot next door, drywall haze packed into window tracks, and paint speckle on baseboards that a landlord reads as dirt. Windrose and Suntree are finished: the City's 2024 Annual Monitoring Report shows both fully subdivided with no residential land reserve left, so the work there is ordinary wear from a first or second family. West Haven is close but not done. The same table leaves it 57 of 58.8 residential hectares subdivided, 0.7 hectares still in reserve, and the City still counts it as greenfield, so a West Haven job can be either scope. Then there is the older core: Alexandra Park, Corinthia Park, Willow Park, the streets around the Central Business District. About 3,050 Leduc homes were built between 1961 and 1980 and most of them sit in that part of town. Older kitchens, older grout, more hours.

Getting in on possession day

We are an Edmonton crew that drives out, so we plan the run around Leduc traffic instead of our own. Highway 2 splits the city, and the 65 Avenue interchange, opened in October 2025 after three years of construction, changed how the west side moves. Trains matter more than people expect. Fourteen at-grade crossings cut Leduc up, the CPKC Leduc Subdivision runs roughly ten trains a day, and two crossings sit within 200 metres of each other on Black Gold Drive, which the City names as where rail delay is most noticeable. The 50 Avenue and 50 Street corridors are already at or near capacity in the PM peak. We build that into the arrival window rather than explaining it afterwards. Book the day before possession, or the morning of the final walkthrough, not while the movers are still carrying boxes out.

What gets inspected, and the proof we hand over

Alberta landlords and tenants complete a move-in and a move-out inspection report, and a landlord cannot deduct cleaning or damage from a security deposit unless both were done. No government checklist sits behind those forms, so the standard is whatever the lease set. Alberta's RTA Handbook draws the line at normal wear and tear: a landlord can deduct the cost of cleaning above and beyond normal wear and tear, and the cost of repairing damage, but only where the tenant agreed to that in the tenancy agreement and both inspection reports were properly completed. Cleaning that is normal wear and tear cannot come out of the deposit at all. A non-refundable fee written into a lease is not part of the deposit; the Act counts it as rent. That is general information, not legal advice. On the owner side, Leduc completed 836 new residences in 2025, so plenty of handovers here are a buyer's agent walking a nearly new house. There is no office or storefront in the city, and nobody on the crew is stationed there; the people, equipment and supplies arrive in the truck. Can you clean while I am away on shift?
