Post-Construction Cleaning Leduc Builder Handover Ready

Since May 2023, a new home approved inside Leduc's Airport Vicinity Protection Area gets a caveat registered on its title, so the buyer signs knowing they are living under a flight path. They still check the window tracks on possession day. Leduc built 836 residences and 181 secondary suites in 2025, the biggest year the City has ever recorded, and the handover clean is the last thing standing between a finished shell and a set of keys. A Record Year, And What It Left On The Ground

The City issued 1,330 safety code building permits in 2025 worth $331,325,455, of which $297,685,947 was residential. That produced 836 new residences plus 181 new secondary suites. Subdivision activity hit a level Leduc had never seen: 1,375 new lots created, 1,322 of them residential, covering 110 hectares against an average of 29 hectares a year from 2022 to 2024. The year before, 641 dwellings went up, split 54% single detached, 30% secondary suites and 16% multi-unit. That mix is the whole job description. A secondary suite is a tight, self-contained clean with its own entry, kitchen, bath and laundry, and it hands over to a tenant rather than a buyer. A detached spec house on a fresh greenfield lot is a full top-down job with a basement and a garage attached to it. At the end of 2024 there were 441 vacant residential lots still waiting on a house, and 92% of them sat in greenfield areas on the edge of the city: Southfork with 122, Black Stone with 107, Meadowview Park with 91, Woodbend with 55. Each of those fronts runs under a different developer, which means a different builder program and a different deficiency list. Jayman Living is Southfork. Maclab Properties Group is Black Stone, west of Highway 2. Qualico Communities runs Meadowview Park and Tribute. Carrington Communities is Woodbend, Creation Communities registered Creekside 1 in 2024, and Robinson is AMRIK and NAC. We clean to whichever checklist gets handed to us. The next front is already approved: Council signed off on an outline plan for 60.42 hectares north of Bridgeport in July 2026.

Sixty-Year-Old Basements, Brand New Suites

Leduc has 3,050 occupied dwellings from the 1961-to-1980 band and only 405 older than that, so renovation work here has a narrow age range. It is split levels and bungalows around the Central Business District, Alexandra Park, Willow Park and Corinthia Park. What a lot of them are getting is a suite. Only 1,246 purpose-built rental units exist in the entire city and roughly 64% of Leduc renters are housed in the secondary market, meaning a basement, a rented condo or a rented house. Cutting a legal suite into a sixty-year-old basement makes two dust problems at once: fresh gypsum off the new walls, and everything that has been sitting on the joists and inside the cold air returns since the house went up. The family upstairs is still cooking in that kitchen. We seal the stairwell, extract inside the zone, then run the main floor and the returns afterward, because the first furnace cycle will move whatever we left behind. Downtown work is picking up on the same pattern, under the Urban Centre Area Redevelopment Plan the City adopted in 2025.

Trains, The Interchange, And When To Book

Fourteen at-grade rail crossings cut Leduc apart. Roughly 10 trains a day run the CPKC line, two of the crossings sit within 200 metres of each other on Black Gold Drive, and the City's own transportation master plan calls the delay there particularly noticeable. Residential streets are 40 km/h citywide, so a loaded van makes up no time inside Southfork no matter when it leaves Edmonton. The one thing that got easier is the east side: the $122 million interchange at 65 Avenue and Highway 2 opened in October 2025 after three years of construction.
