A House Somebody Held for a Decade

Across Strathcona County, 30,042 of 40,549 households live in a single-detached house, about 74 percent, and the county's own census shows seniors are its fastest-growing age group with the 60-to-64 band the single largest. Put those two facts together and you get the job we actually walk into: a family house, held a long time, being handed to somebody new. Carbon baked hard onto the oven floor. A range hood filter that has stopped being a filter. Crumbs in the back corners of the cabinet boxes, behind the drawer runners, under the shelf lips. A basement that has been storage since the last owners' kids moved out, with the dust that goes with it. None of that is damage and none of it shows in a listing photo. It is just what a decade of living in a place looks like, and it is far easier to take out of an empty house than to work around your furniture later.

Refinery Housing, and the Edges Still Being Sold

The town began in the mid-1950s as housing for the men working the refineries immediately west of it, along Baseline Road, and Strathcona County's Area Structure Plan register still shows the sequence. Chelsea Heights was planned in 1985, Craigavon and the Estates of Sherwood Park in 1987, Clarkdale Meadows from 1991, Nottingham from 1992. The other end of the register is recent: Hillshire in 2016, Emerald Hills in 2017, Summerwood in 2019, Cambrian Crossing in 2021, Salisbury Village in 2022. Cambrian Crossing alone runs about 365 hectares north of Highway 16 and west of Highway 21, with show homes open and several builders selling. A house from the first list and a house from the second are opposite problems. In the older core it is build-up: grease, hard water, grout, closet shelving, baseboards painted over more than once. In a builder handover it is dust: drywall powder in the window tracks, sticker residue on the glass, silica film on the floors and inside the cabinets, and grit that settles again after the first sweep.

Wye Road, the Rotation and the Empty Window

We come out from Edmonton on Baseline Road or Wye Road, which is Highway 630. The county widened it to six lanes from Estate Drive to Clover Bar Road in 2022 and added signals at Nottingham Way and Estate Drive. The Yellowhead is the other way in, and Alberta Transportation has the Clover Bar Road bridge under repair with single-lane closures and completion expected by July 2026, so a morning slot gets a buffer. Scheduling here does not follow the school calendar. In the 2024 municipal census, 22,647 residents said their place of work or school is in Edmonton, about a third of respondents, and much of the rest of the working population runs rotations and turnaround seasons in the refining cluster next door.
