Where Sherwood Park Is Actually Building

The new-build work sits on the edges of town. Cambrian Crossing runs about 365 hectares north of Highway 16 and west of Highway 21, with show homes open and lots backing the Oldman Creek ravine. Summerwood covers roughly 177 hectares southwest of the Highway 16 and Highway 21 intersection. Emerald Hills holds about 123 hectares in the north-central part of town, next to the Strathcona Community Hospital and the shopping centre. Hillshire is about 62 hectares south of Wye Road on the southeast edge, and Salisbury Village is filling in about 49 hectares between Brentwood Boulevard and Sherwood Drive. Strathcona County issued 1,735 building permits in 2025, 1,446 of them residential, up 12.6 percent year over year. Bremner is approved on paper east of Highway 21 with no start date, so nobody is building there today, and post-construction cleaning in Sherwood Park still means these five areas plus infill and renovation.

The Suite in the Basement of a Long-Held House

Strathcona County's housing affordability strategy sets a target of 35 new market rental garden or secondary suites a year, and the county publishes a map of the Sherwood Park neighbourhoods where a secondary suite is permitted. That is a specific kind of post-construction job, and it is nothing like a bare shell. Sixty-nine percent of county residents have lived in Strathcona County ten years or more, and the senior cohort is the fastest-growing. The houses being opened up for a suite are mostly older stock, so the crew arrives to a finished basement with fresh gypsum dust sitting on top of forty years of what was already there, a family still living upstairs, furniture standing in the next room, and someone sleeping in the house that night. Containment comes first, HEPA extraction second, and the supply registers and cold air returns the dust settled into come third, because the furnace will blow it all back out the first time it runs.

Access, Timing and the Roads In

We have no office out here and we drive in, so the route matters. Wye Road (Highway 630) carries most of the traffic from the west and now runs six lanes from Estate Drive to Clover Bar Road, with signals added at Nottingham Way and Estate Drive in the 2022 widening. Along the north edge, Highway 16 has had single-lane closures for the Clover Bar Road bridge repairs, with completion expected by July 2026, and the North of Yellowhead upgrades on Range Road 231 and Township Road 534 run their final phase through 2026. Builder schedules do not care about any of that. If the flooring protection comes up Thursday and the buyer walks Friday morning, the crew books Thursday and leaves Edmonton early. Give us the handover time and we work backward from it.

What the Deficiency Walk Actually Catches

The deficiency walk is where a builder clean gets judged, and it is rarely the floors that fail it. It is the grey film on top of the kitchen cabinets. Drywall dust blown back out of a supply register the first time the furnace runs. Grout haze on the tile, a paint speck on the shower glass, sticker adhesive in the corner of a window. We extract with HEPA rather than pushing fine dust around the room, we run the ledges above eye level, and we photograph every room so there is a record before anyone walks in. The quote is flat and itemized, texted in about sixty seconds, and it is the price you pay before GST. Oven interior, cabinet interiors and interior windows are included, not add-ons. Inside the fridge, full wall washing, carpet steam and garage clean-out cost extra and appear as separate lines. Can you clean renovation dust in a house we are still living in?

Yes, and much of the older core is being renovated exactly that way, with the family staying put. Craigavon dates to a 1987 area structure plan, Chelsea Heights to 1985, Heritage Hills from 1985 onward. We contain rather than dry sweep, clear the supply registers and returns that the dust settled into, and photograph each room as we finish it. If a covered item gets flagged after, we return free.

We just finished a basement suite. What happens before a tenant moves in?

A photographed handover clean gives both sides the same starting record. General information, not legal advice: in Alberta a landlord and tenant complete a move-in inspection report and a move-out inspection report, and there is no government-mandated cleaning checklist, so the standard is whatever the landlord sets. We will not promise you a deposit outcome, and we would be suspicious of anybody who did.

Is the reno you are cleaning ending in a sale or a tenancy?

It changes the scope, so tell us. A handover to a buyer or a builder's client is judged on a deficiency walk. A turnover to a tenant is judged against the inspection report, and if the reno is the last step before the previous occupant leaves, that is a different scope again and it belongs with our Edmonton move-out cleaning service rather than this one.
