February 2026: 105 building permits, $106,050,061 in declared value. Residential new construction was 42 of them, worth $24,919,000, split into 19 single-detached houses at $8,367,600, 10 semi-detached permits at $3,828,000 and 13 row house permits at $12,723,400. Seven of those row house permits went to PK Developments for 32 units at 160 Grove Drive West in Copperhaven, which is one address and thirty-two separate handovers. Underneath that sat 15 basement development permits, 5 secondary suite permits, 7 garage permits and 16 alterations, which is a different kind of work in a house somebody already lives in. Commercial alterations came to 11 permits worth $2,386,000, concentrated at 101 Jennifer Heil Way in Legacy Park, 19 1A Ballpark Way, 447 King Street in City Centre and two addresses on McLeod Avenue. Those are tenant fit-outs, and a fit-out hands over to a business with a lease start date, not a buyer with a possession date. The largest permit of the month was institutional: $77,418,549 issued to Graham Construction on 17 February 2026 for the new Spruce Grove Composite High School at 1000 Calahoo Road in Woodhaven, a build that runs to 2028. That is the shape of post-construction cleaning in Spruce Grove: a lot of repeated units, and a steady undercurrent of work inside houses somebody already lives in.

Where The Row Blocks Are

About 60 per cent of Spruce Grove's occupied dwellings were built in 2001 or later, so most of the map is young and most of it is still moving. Easton is one of the busiest fronts, with Pacesetter, StreetSide and Coventry working Elis Link, Emmett Way and Edgewater Close. Fenwyck has Akash semis on Worwyck Common and Montorio row houses on Pierwyck Loop. Tonewood has Sehjas on Tilia Place and Teakwood Terrace. Prescott is the top of the market, where Lyonsdale and Legacy Signature are putting up houses valued at $590,000 to $650,000, which means more glass, more bathrooms and more finished square footage to pull dust out of. Greenbury, Aspenglen, McLaughlin and Deer Park still take single-detached permits. Then the map flips. Harvest Ridge, Hilldowns, Jesperdale, Spruce Ridge and Woodhaven show up almost entirely as basement developments, solar retrofits and renovations, and that dust has to come out of a house with furniture in it and somebody sleeping there that night.

Boundary Road, Century Road, King Street

2026 is a heavy year for road work here. Boundary Road, a new two-lane arterial with three roundabouts, is being cut from the roundabout at Copperhaven School south to Highway 16A between May and November, which puts a construction corridor directly beside the Copperhaven build front. Century Road gets resurfaced from Grove Meadow Drive to the north city limit. King Street has water, sanitary and storm work to the end of September, the same block as the 447 King Street fit-out. We plan the drive around whatever is open that week and stage the truck where it can actually sit.

The Second Clean Nobody Budgets For

New-construction homes in Spruce Grove sat 86 days on the market in April 2026, up from 68 a year earlier, on an average sale price of $499,057. A spec house that sits three months does not stay clean. Agents and buyers track road grit through it, the furnace runs and pushes whatever the drywallers left in the ducts back onto the sills, and winter here means a snow-clearing system that only triggers on residential streets once accumulation hits 22 centimetres, so the front entry takes everything. So we quote two things. The handover clean, done after the last trade signs out. And, separately, a presentation pass before a showing or a possession date, same crew, smaller scope, its own line on the quote. Either way the room-by-room photos come with the job, the number is flat and itemized before GST, and anything we covered that gets written up on the deficiency list we return and redo for free.
